We started Meridian after years of watching renters fly into Miami, tour three buildings in a day, and only then learn that the HOA wanted 700+ credit and 90 days of bank statements. Or that the building didn't allow rentals under 12 months. Or that pets were technically allowed but the fee was $750. We fixed that.

Six of the questions we receive most often. If yours is not addressed below, we reply to written inquiries within three business hours.

How do you set rent on a unit?

We pull comparable closed leases within the same building or, where the building is small, within the same tier of construction nearby. The benchmark is written, with three to five comps, and we present a recommended figure with a brief positioning note. Owners decide the listed rent; we tell them honestly when we think a number will sit on market.

What is the management fee?

A flat ten percent of collected rent. No setup fee, no vendor markup — Bay Coast Trades invoices pass through at cost. Leasing-only placement is a flat fee of $1,800. Engagement is month-to-month, terminable on thirty days written notice on either side.

How long do units sit vacant between residents?

Average time on market in our portfolio is eleven days from listing to signed lease, plus seven to fourteen days for HOA approval. Brickell one-bedrooms typically lease faster than that; Coral Gables homes occasionally take longer in summer.

What standards do you use to qualify residents?

A 680 credit minimum for most buildings, gross monthly income at or above three times rent, two years of rental history, and a clean seven-year eviction record. Some Coral Gables and Miami Beach buildings layer on stricter HOA terms — those are flagged on every listing.

What happens if a resident stops paying rent?

We are in contact within 48 hours of a missed payment and document every step in writing. If a payment plan cannot be reached, we file a three-day notice and proceed through Miami-Dade civil court. In our twelve years of operation we have filed eviction in fewer than one percent of tenancies.

How do you handle pets and emotional-support animals?

Twenty-one of our thirty-two residences welcome pets within the building rules, with the actual fee disclosed on each listing. Documented assistance and emotional-support animals are accommodated in every residence per Fair Housing law, with no additional pet fee.
