A small Miami property management firm focused on waterfront condos
Sofía Navarro and Lucas Beltran founded Meridian in 2013 after years between them at large South Florida brokerages.
We saw the same pattern on every deal: out-of-state renters flying in for two-day tour trips, falling in love with a Brickell unit, applying — then getting blindsided by a building rule the listing agent never mentioned. Or by an HOA that wanted six months of bank statements on top of credit and income.
Meridian exists to fix that. Every unit we list shows the building's actual application package, the credit minimum, the rental restriction window, and the pet policy with real fee amounts — before anyone wires an application deposit. Our renewal rate is 91% because we treat residents like people who are choosing to live somewhere, not numbers on a rent roll.
We stay deliberately small: 32 units across four neighborhoods we know building-by-building. We turn down management contracts that would pull us outside that geography or stretch the team thin.

What we believe

Requirements upfront
We disclose the credit minimum, income multiple, HOA application package, and pet policy on every listing. If you won't qualify, you find out before you wire a deposit.

Long renewals beat high turnover
A resident who renews twice is worth more than three new leases at this price tier. We price honestly to market and respond fast on maintenance.

Building-by-building knowledge
We know which Brickell towers approve self-employed applicants, which Miami Beach buildings allow rentals under 12 months, and which Coral Gables HOAs want a sit-down interview. We tell you upfront.

Honest pricing
Listed rent is what you pay. The HOA fees and any move-in charges are stated before application — not surprise line items at signing.

Pet-friendly where possible
21 of our 32 units accept pets within building rules. We negotiate the lowest pet fee the building allows and tell you the real number on the listing.

After-hours coverage
High-rise emergencies do not wait for business hours. Our 24/7 line is answered by a real person who can dispatch building staff or our vetted vendors.
