The neighborhood
Miami Beach is a place you live for the morning walks and the architecture. Our apartments are in restored 1930s and 1940s art deco buildings — the originals from the boom that defined this part of the city.
South Beach 1-bedrooms in our portfolio run $3,500–4,500. 2-bedrooms with ocean views start around $6,500. The buildings are small (usually 12–24 units), so the HOAs are manageable and the application process is faster than the big Brickell towers.
What we tell every applicant up front: Miami Beach buildings have stricter short-term rental rules than the rest of the city. Most of our buildings require 6 or 12-month minimums and prohibit Airbnb-style use. If you are looking for a place to actually live, this is the right fit. If you want to rent and re-list on a short-term platform, this is not.
All of our Miami Beach buildings are within four blocks of the ocean. None require HOA interviews — applications are paperwork-only.

Our Miami Beach buildings were built between 1936 and 1948 — the art deco boom era. They have been professionally restored: new electrical, new plumbing, modernized kitchens and baths, original architectural details preserved.
It depends on the building. Most South Beach buildings of this era have no on-site parking — residents use street parking or rent a monthly spot in a nearby garage. We list the parking situation on each unit.
