Property management for Coral Gables owners
Local team, transparent pricing, white-glove service. We manage 9 properties in Coral Gables — a mix of Mediterranean Revival single-family homes and condos near Miracle Mile.
Coral Gables is a different animal from the Brickell towers. The buildings are smaller and older, the standalone homes need more hands-on care, and the owner base is mostly long-time Miamians who care about the architecture and the neighborhood. We know how to maintain a 1928 Mediterranean home without ripping out the original Cuban tile, and which contractors in this city actually know historic stucco. Flat 10% management fee, twice-monthly owner reporting, and a team that lives in the city.

Why owners stay with us
A partner, not a vendor
**We know historic homes.** Most Coral Gables properties were built between 1925 and 1945. The original architectural details — Cuban tile, pecky cypress beams, keystone fireplaces, barrel-tile roofs — need contractors who know what they are looking at. Twelve years in this market means a Rolodex of vendors who do.
**Twice-monthly owner reports.** Photos of the property interior and exterior, landscape condition, pool service log, any HOA notices, maintenance summary. You see what is happening even if you live in another state.
**Concierge-style coordination.** Pool service, landscape, pest control, A/C maintenance — we manage the vendor calendar so you do not have to. Owners get one consolidated monthly statement.
**Vacancy is the enemy.** Average time-to-lease in our Coral Gables portfolio is 13 days. The standalone homes typically lease before they are even publicly listed because we have a wait-list of relocating professionals.

Owner testimonials
In their words
"
We inherited my mother's 1928 home in Coral Gables and were going to sell it because we could not deal with the maintenance from out of town. Meridian took it over, leased it to a wonderful family inside two weeks, and three years later the original tile is still there because they actually know who to call.
"
I have two condos near Miracle Mile. Switched to Meridian after my previous manager kept missing HOA deadlines and I got hit with two violations in one quarter. Zero violations in the eighteen months since. They actually read the HOA notices.
"
The twice-monthly photo report is the thing. I live in Miami but I do not want to drive by my rental every two weeks. Meridian sends me what I need to know without me asking.
Common questions
For owners considering management
What size portfolios do you take on?
Anything from a single condo or home up to a small owner portfolio. Most of our Coral Gables owners have 1–2 properties. We do not currently take on building-wide management.
Do you handle historic-home maintenance?
Yes. Most of our Coral Gables single-family homes are pre-1945 and need contractors who know historic plumbing, original tile, and stucco repair. We have a vetted vendor list specifically for this type of work — that is part of the value of choosing us in this market.
How do you handle maintenance markups?
We do not. Our partner Bay Coast Trades sends us their actual invoices, which we forward to owners. We do not add a percentage.
Do you require a minimum contract?
No. Month-to-month with 30 days' notice on either side.
How often do I get reports?
Twice monthly. Photos of the property condition, landscape, pool log, any HOA notices, and a maintenance summary. Year-end you get a tax-ready package.
Do you place tenants for owners who self-manage?
Yes — flat $1,800 placement-only fee. Includes listing, professional photo shoot, showings, screening, lease prep, and HOA submission. Owner takes over from there.
